    THE STORY

    Britannia was platted in the 1950s as Calgary's first true post-war prestige community, with curved interior crescents instead of the grid that defined Mount Royal. The original mid-century housing stock has thinned considerably — roughly half the homes have been replaced or substantially renovated since 2010 — but the lot sizes (averaging 0.20 acres) remain a defining feature.

    Entry pricing is in the high $2M range for an original cottage on a teardown lot; finished rebuilds clear $5M on Britannia Drive. Inventory is famously tight: 8-15 transactions per year, often pre-MLS.

    OUTSIDE

    Britannia Slopes drops west to the Elbow River pathway. The community greenbelt connects most of the interior crescents.

    AMENITIES

    Earl Grey School and Western Canada catchment. Glencoe Club is a four-minute drive. Mount Royal University is six minutes.
