Eau Claire is a small district pressed between the Bow River and downtown's western edge. The post-flood redevelopment around Princess Island Park has reshaped the streetscape since 2014, with the Concord and Parkside towers anchoring a new generation of riverfront living.
The neighbourhood is functionally a condo market — fewer than a dozen single-family homes remain, mostly on Eau Claire Avenue. Tower inventory dominates: roughly 80 active listings in any given month, ranging from sub-$400K studios to $4M+ riverfront penthouses.
Princes Island Park and the river pathway are the dominant amenity — kayak launches, pedestrian bridges to Memorial Drive, and the 21 km Bow River pathway running east-west through the community.
