Bridgeland
Bridgeland sits on the north bluff above the Bow River, looking south across the river at the downtown skyline. The community was settled by Italian and Eastern European families in the early 20th century, and the layered character of the streetscape — original brick and stone homes alongside post-war infills and 2010s skinnies — preserves that history.
Recent infill activity has accelerated as buyers chase the views. Most new construction is duplex or three-storey skinny on the lots closest to the river escarpment, with prices starting around $1.1M and rising into the $2M range for view-confirmed top-floor units.
Tom Campbell's Hill Natural Park sits at the eastern edge, with off-leash trails and skyline viewpoints. The Bow River pathway is reachable via the 4th Avenue flyover.
Langevin School (K-9) covers French Immersion. St. Patrick School is the local Catholic option. Bridgeland-Riverside Community Association runs an active rink, outdoor pool, and summer programming.
1st Avenue NE is the commercial spine — Lina's Italian Market, OEB Breakfast, Una Pizza, Bridgeland Distillery, Phil & Sebastian Bridgeland. The General Hospital sits just east of the community.
