Lower Mount Royal
Lower Mount Royal is an inner-city community immediately southwest of downtown Calgary, bounded by 12 Avenue SW to the north, Royal Avenue SW to the south, 4 Street SW to the east, and 14 Street SW to the west. 17 Avenue SW - Calgary's Uptown 17 retail and entertainment strip, long nicknamed the Red Mile - runs through the community, putting hundreds of shops, restaurants and bars within a short walk of home.
Annexed to the city in 1907 and platted as part of the C.P.R.'s original Mount Royal subdivision, the district filled in during Calgary's 1910-1912 building boom on fifty-foot lots, many later split into twenty-five-foot parcels of wood-frame housing much like the neighbouring Beltline. Decades of inner-city redevelopment have since layered low-rise condominiums and townhomes over that early streetscape.
Today Lower Mount Royal ranks among Calgary's most walkable city-centre addresses, bordering Upper Mount Royal, Sunalta and the Beltline, and it carries an average sale price on file of $420,438.
Green space sits close at hand. Tomkins Park anchors the 17 Avenue strip with shaded benches and seasonal gatherings, while the historic gardens at Lougheed House lie just east in the Beltline. The Bow River pathway system and Prince's Island Park are a short ride north, and Sunalta's leafy streets extend the neighbourhood's walking loops to the west.
The Mount Royal Community Association programs events and green space for the district. Transit is straightforward: the Sunalta CTrain station on the West LRT (Blue Line) sits at the community's northwest edge, and frequent Calgary Transit bus routes run along 14 Street SW and 17 Avenue SW. Drivers reach Crowchild Trail, 14 Street and the downtown core within minutes, keeping commutes short in every direction.
Everyday life centres on Uptown 17 - the 17 Avenue SW retail and entertainment district, with more than 400 shops, boutiques, cafes, bars and restaurants spanning cuisines from Vietnamese and Thai to Italian and Spanish tapas. The 4 Street SW dining district in adjacent Mission and the cafes along 10 Street SW add further options, and Calgary's downtown restaurants and the Core shopping centre are an easy walk northeast.
