Beltline
The Beltline is the dense urban band running south of downtown between 9th and 17th Avenues, the most walkable neighbourhood in the city by every standard measure. Built originally as Calgary's first street-grid commercial extension at the start of the 20th century, the neighbourhood has cycled through industrial, residential, and mixed-use eras and now functions as Calgary's primary high-density residential district.
Inventory is overwhelmingly condo: 600+ active units in any given month across roughly 50 buildings. Single-family supply is negligible. Pricing per square foot ranges from sub-$350 in the older walk-up era to over $900 in the 2015+ luxury towers like Park Point and The Royal.
Central Memorial Park anchors the eastern half. Tomkins Park breaks 17th Avenue. The river pathway is a 10-12 minute walk north.
Connaught School, Western Canada High catchment. The MNP Community & Sports Centre is a five-minute drive south.
17th Avenue (the Red Mile) and 4th Street SW run through the community — arguably Calgary's two strongest retail and dining strips. Notable: Model Milk, Rouge, Anju, Native Tongues, Calcutta Cricket Club, Pulcinella, Without Papers.
