    What are the best luxury neighbourhoods in Calgary in 2026? Spencer Rivers' 2026 picks: Upper Mount Royal (inner city), Britannia (ultra luxury), Altadore (infill), Lake Bonavista (lake), Aspen Ridge (west side), Varsity Estates (northwest) and Lakeview Village (hidden gem).

    A "top neighbourhoods" list that just names the most famous postal codes doesn't help much. What helps is knowing which community wins in the category you're actually shopping in, whether that's a heritage street in the inner city, a 25-foot infill lot, or a lakefront home in the southeast.

    I sell homes in the $1 million to $5 million range across Calgary every week. Below is the framework I give clients: seven categories, one winner each, with the recent sales numbers behind every pick. If you're relocating to Calgary, use this to narrow your search.     How I Define "Luxury" and "Ultra Luxury" in Calgary

    Before the list, a quick definition so the price bands make sense:

    • Luxury: roughly $1.5 million to $4 million
    • Ultra luxury: $4 million and up

    A few categories below (infill and northwest especially) come in under $1.5 million. That's deliberate. Many move-up buyers want a premium location and a well-built home without a $3 million budget, and those categories are where that value is.

    1. Best Inner City Luxury Neighbourhood: Upper Mount Royal

    Upper Mount Royal is one of the most recognizable addresses in Calgary, and it has the history to back that up. The area started as a collection of large acreage properties, and some homes hold heritage status dating back to the early 1900s. Plenty of updated and newer homes sit alongside them.

    It wins because it offers a combination very few inner city communities have:

    • A blend of historic architecture and modern builds
    • Wide, tree-lined streets with a full canopy
    • Proximity to private clubs like the Glencoe and several golf courses
    • High elevation off the flood plain, with downtown skyline views

    2. Best Ultra Luxury Neighbourhood: Britannia

    Ask a room of Calgary luxury agents to name the most prestigious street in the city and Britannia Drive will be first or second on every list. Crescent Road could easily have taken this spot, but I pick Britannia Drive.

    Why Britannia wins

    • The ridge. Homes sit high above the river valley with skyline views, well off the flood plain.
    • No through traffic. The neighbourhood's layout keeps the streets quiet.
    • Britannia Plaza. Boutique restaurants, shops, coffee and a wine store are a short walk away.

    Scarcity drives the value

    Britannia is only a few streets, and that's a big part of why it stays so prestigious. Over the last year, just 8 properties sold, about two homes every three months. Only one of them was on Britannia Drive itself.

    That one sold right away at essentially land value: a quarter-acre lot backing directly onto the top of the ridge for $3.7 million. Add a custom build and you're well past $6 million, depending on how much house you want. Exact placement matters a lot here. Top of the ridge or further down, backing onto it or across the street, each changes the value.

    3. Best Luxury Infill Neighbourhood: Altadore

    This category is for buyers who want quality over quantity: a well-built home on a 25- or 30-foot lot instead of a large house on a large lot. My pick is Altadore, for three reasons:

    • Location. It's in one of the most desirable pockets of Calgary, close to River Park and the shops of Marda Loop.
    • A better product. Over time, higher-end buyers have pushed builders here to produce higher-end homes.
    • Better streetscapes. You can't avoid fourplexes completely, but they fill noticeably less of each block.

    Over the last six months, the median price for this type of home in Altadore was about $1.37 million, or roughly $635 per square foot. Downsizers, buyers who want less maintenance and anyone looking for a more affordable way into a top inner city pocket will find good options here.

    4. Best Lake Community for Luxury Buyers: Lake Bonavista

    This one may surprise some people. Deep southeast lake communities like Auburn Bay and Mahogany are attractive, and I have many clients in both. They have become very dense, though, and getting in and out can be slow.

    Lake Bonavista wins for a luxury buyer in 2026 because it offers:

    • Wide, mature, tree-canopied streets
    • Larger lot sizes
    • Easier access to Calgary's main arteries

    What to budget:

    • Entry point: close to $700,000 if you're very lucky
    • Realistic non-lakefront: $1.2 million to $1.3 million
    • Lakefront: $3 million to $6 million

    5. Best West Side Luxury Neighbourhood: Aspen Woods (Aspen Ridge)

    This category has no real contest. Aspen Woods, and specifically Aspen Ridge, is recognizable by its elevation on the ridge above Aspen Landing and 17th Avenue SW.

    Two things set it apart: elevation and proximity to amenities. Other west side pockets have beautiful homes too. Post Hill in Springbank Hill, for example, has large private lots, but it sits farther from amenities and lacks the same elevation.

    6. Best Northwest Luxury Neighbourhood: Varsity Estates

    Varsity Estates is the estate-lot section of Varsity. It's easy to reach from Crowchild Trail but still very private. Expect substantially renovated homes and original bungalows with a second storey added. Some lots back directly onto Silver Springs.

    Why it wins in the northwest:

    • Wide streets and large, mature trees, as you'd expect in an established neighbourhood
    • Biking distance to the University of Calgary and Foothills Medical Centre, a major draw for residents who work there
    • Pricing that is still modest for estate lots, with room to grow

    Over the last year there were 15 sales with a median of $1.3 million, ranging from $1 million to $2.9 million.

    7. Best Hidden Gem: Lakeview Village

    The wildcard goes to a community many Calgarians have never heard of. Lakeview Village is quiet and tucked away, with the large, private, mature lots that are a theme across this list.

    Many premium lots back onto Glenmore Park and the Glenmore Reservoir, and two golf courses are nearby. It shares a lot with neighbouring Bel-Aire, especially the reservoir access, without the same name recognition.

    Homes rarely come up here. The past year saw 10 sales with a median of $1.9 million, ranging from $1.2 million to $4.35 million.

    No single neighbourhood is "best" for everyone. The right choice depends on your lot-size priorities, commute, budget band and how much you value elevation, views or walkability. A few practical steps:

    • Decide on your category first. Choosing between inner city character, west side newer builds and lake living narrows your search faster than any price filter.
